Australia · 1 project · Last reported
Summary
On 31 August 2026 the A/Director, Industry Assessments, as delegate of the NSW Planning Secretary, issued additional environmental assessment requirements for the proposed Mars Road Data Centre (State significant development SSD-108835458), modifying the SEARs issued on 9 April 2026 so that the EIS must address the NSW Data Centre Guidelines released on 17 August 2026. The SEARs request describes demolition, consolidation of four lots at 3-4 Apollo Place and 87-91 Mars Road, Lane Cove West, and construction and operation of a five-storey data centre of about 140 MW IT load, up to 37.4 m high, with about 120 back-up generators. This supports an announced project only: no EIS has been lodged and no consent, site work or operation exists. evidence

Mars Road Data Centre — proposed 140 MW data centre (SSD-108835458)
Announced last observed as of · Project announcement
The consultant's SEARs request (letter dated 6 March 2026, ref WTJ25-464; 36 pages) seeks SEARs under the Rapid Assessment Framework for a State significant development application for a new data centre 'to be known as the Mars Road Data Centre' on Lot 8 DP241877 (3 Apollo Place, 3,473.3 m2), Lot 9 DP241877 (4 Apollo Place, 1,289.5 m2), Lot 100 DP622160 (87 Mars Road, 2,428.2 m2) and Lot 1 DP732557 (91 Mars Road, 7,852.9 m2), plus part of Lot 1 DP1271404 (1 Sirius Road, which holds the Lane Cove West Data Centre SSD-9741 and Apollo Place Data Centre SSD-67407231 approvals). It proposes demolition, consolidation of the four lots, and a five-storey data centre with roof plant, about 13,800 m2 GFA, 37.4 m high, total IT load about 140 MW, about 120 back-up generators, diesel and lithium-battery storage and two driveways (site about 15,044 m2). It states that 1 Sirius Road will not form part of the site when the EIS is lodged (boundary adjustment and consolidation into a single lot) and that 'Future development proposed on the Site will operate independently to both the Lane Cove West and Apollo Place Data Centres.' The proponent table names only the planning consultant; no developer or operator is identified. evidence

The Department's 9 April 2026 letter issues the SEARs for the Mars Road Data Centre State significant development application (SSD-108835458) to the applicant's planning consultant. It asks the applicant to refine the substantial development footprint so that direct impacts on vegetation within 1 Sirius Road, which is subject to restorative works and maintenance requirements under the separate consent SSD-9741, are avoided. evidence

The live project record lists SSD-108835458, State Significant Development, development type Data Storage, Lane Cove LGA, stage Prepare EIS, address 3-4 Apollo Place and 87-91 Mars Road, Lane Cove West, with the description 'Construction and operation of a 140-megawatt data centre with a maximum building height of up to 37.4 metres in Lane Cove West, between Apollo Place and Mars Road.' Its folders are Early Consultation (2), Request for SEARs (3) and SEARs (4). It publishes a named point (151.14579772949219, -33.808620452880859); the NSW cadastre returns no lot at that point, 34 m outside the four-lot union, so it is excluded as a locator. evidence

The SEARs folder of node 125579161 lists four attachments: 'SSD-108835458 Issued SEARs', 'SSD-108835458 SEARs Cover Letter' and 'Attachment 2 - Agency Advice' (AttachRef 2026-04-09T07:20 GMT) and 'SSD-108835458 - Amended SEARs - DC Guidelines' (AttachRef 2026-08-31T06:21:54 GMT). The Early Consultation folder (two preliminary drawing appendices, 5 February 2026) and the Request for SEARs folder (6 and 11 March 2026) were captured separately as f-mars-1-attachment.json and f-mars-2-attachment.json. evidence

The Property layer returns 62 address records in the envelope. The properties '3 APOLLO PLACE' (propid 720363), '4 APOLLO PLACE' (720364), '87 MARS ROAD' (729135) and '91 MARS ROAD' (729136), LANE COVE WEST, each coincide exactly (intersection over union 1.0) with Lot 8 DP241877, Lot 9 DP241877, Lot 100 DP622160 and Lot 1 DP732557 respectively; '1 SIRIUS ROAD' (propid 4350595) coincides with Lot 1 DP1271404, and '1 APOLLO PLACE' (propid 3392066, 2,718 m2) is a separate property outside the four lots. evidence

The Lot layer returns one polygon for 1//DP1271404 (cadid 181446610; plan lot area 42,157.163 m2), the lot whose centroid is the existing AirTrunk SYD2 campus marker. Against the Mars Road four-lot union it has zero overlap and about 127 m of common boundary on the union's north side. evidence

- Project-site marker at the centroid of the 1.50 ha union of the four lots that the SEARs request names as the site (Lots 8 and 9 DP241877, Lot 100 DP622160 and Lot 1 DP732557; 3-4 Apollo Place and 87-91 Mars Road), which the proposal consolidates into one development lot. The marker does not locate the building, the generators, the entrances or the construction extent, and it excludes the strip of 1 Sirius Road that the request says will leave the site before lodgement.
- Horizontal uncertainty
Not reported
The cadastral service publishes no positional accuracy; the point is a derived interior anchor of a 1.50 ha site about 137 by 190 m (farthest vertex 107 m from the point), and the proposed building's position within it is not georeferenced.

A locator places the site on the map. It is not a building footprint, a construction extent or a surveyed boundary unless the use scope is an official boundary, and even then it is a parcel or permit boundary.
