AWS Lake Anna Technology Campus

Under construction

United States · 1 project · Last reported

Summary

One of two Amazon Web Services campuses in Louisa County's Technology Overlay District, part of an $11 billion AWS plan for the county by 2040 announced in August 2023. The 153-acre campus at Kentucky Springs Road and Haley Drive, next to the North Anna nuclear station, is planned for seven standard data centers (about 1.7 million sq ft), two smaller specialty data centers and an administration building, with at least 420 MW of capacity fed by two 300 MW substations. Local reporting described permits issued and contractors preparing to break ground. Amazon in 2026 described a cooling water discharge permit for the site.

Source record as of 2026-03-16 · Details and sources

The approved minutes of the Louisa County Board of Supervisors meeting of 3 August 2026 (published 14 September 2026) record that traffic at the Kentucky Springs Road / Haley Drive / Johnson Road intersection had increased significantly because of nearby construction activity, that the intersection carries 'construction traffic associated with the Lake Anna Technology Campus', and that 'ongoing data center construction' was among the reasons the Board sought immediate safety measures from VDOT, Dominion and the campus contractor Clark; the Board also noted the unusually heavy traffic generated during construction. This dated government record establishes that physical construction of the AWS Lake Anna Technology Campus was under way on 3 August 2026. No construction stage, building count, completion, energisation or operation is asserted, and the separate DEQ cooling-water discharge permit mentioned in the same minutes is not treated as development consent. evidence

Amazon's $11 billion Louisa County figure covers this campus and the North Creek Technology Campus together and is not split by campus, so it is not recorded as a campus metric. The county FAQ projects a 15-year build-out and cooling with raw water from Northeast Creek Reservoir. Status stays announced because no opened source confirms construction start: an undated (about mid-2024) local report described issued land-disturbance and stormwater permits and a pending Army Corps permit, and Amazon's March 2026 update discussed a discharge permit without stating build progress. That report also quoted a county estimate that a first data center might come online in late 2025 or early 2026.
