Cipher Black Pearl data center
Cipher Digital (formerly Cipher Mining) facility on about 75 company-owned acres near Wink, Texas, with 300 MW of approved ERCOT interconnection. Cipher began bitcoin mining there in June 2025, signed a 15-year lease with Amazon Web Services for about 300 gross MW of turnkey data center capacity, which it valued at about USD 5.5 billion, and stopped mining in February 2026. Cipher said it delivered the first data center capacity and rent began in August 2026, two months ahead of the original schedule, while the remaining phase I halls were in fit-out and phase II was still being built.

The 10-K is the only source opened that names AWS as the Black Pearl lessee; the August 2026 releases refer to an unnamed investment-grade hyperscale tenant. Delivery moved forward: the 10-K targeted first rent by Q4 2026, and an amended lease brought first delivery to August 2026. In February 2026 subsidiary Black Pearl Compute LLC issued USD 2.0 billion of senior secured notes to fund the remaining facility cost, repay about USD 232.5 million of Cipher equity and fund reserves and fees; this is debt financing, not a disclosed project cost. The crypto_mining tag reflects the former 2025 mining use only.
