Summary
Data center land developer Tract, through an affiliate, bought 343 acres of vacant farmland off Interstate 80 in Morris, Grundy County, Illinois, about 65 miles from downtown Chicago, for a planned 1 GW data center campus of roughly 2.9 million square feet. The project won city approval in 2025, the site is annexed and zoned for it, and it has a transmission security agreement with ComEd. Tract targets initial energization in June 2028 and a full 1 GW load by 2032. Tract's model is to entitle and service raw land and then offer it to large data center users or developers; no end user has been named for this site.
