In June 2026 the company announced a 15-year lease of 210 MW of critical IT load to an unnamed US high investment-grade hyperscaler, worth about USD 5.2 billion in base-term revenue, naming only a southern state. Applied Digital confirmed the Brookwood site in September 2026; local reports gave an initial capital investment of about USD 3.29 billion and about 1.26 million square feet of data center space. Construction was set to begin on 1 October 2026, with initial operations expected in Q1 2028.

The tenant is not named; Applied Digital says it is the same US high investment-grade hyperscaler as two of its other leases. Renewal options could lift lease revenue to about USD 12.7 billion over a 30-year total term. The June 2026 release describes proprietary waterless cooling for the campus.
