Summary
Compass Datacenters is redeveloping the former Sears headquarters site, nearly 200 acres in Hoffman Estates about 30 miles west of Chicago, into a hyperscale campus of five data centers. Compass closed on the site in September 2023 and held a kickoff in June 2024, saying demolition of the old Sears buildings would start that summer and data center construction would follow in 2025. Compass put local investment at about USD 10 billion once operational, a figure the village mayor called preliminary, and its markets page lists the campus at 200 MW. In October 2026 Compass still described the campus as being developed.

The Village of Hoffman Estates Building & Code Enforcement Division's October 2026 monthly report, published in the Planning, Building & Zoning Committee packet for 12 October 2026 (PDF created 9 October 2026), states: 'Compass Data Center, Building 1 & 2 are on schedule for final occupancy by early 2027. Compass Data Center Building 3, 4 & 5 permits have been issued and shell and core is up.' This dated municipal building-division report observes the Compass campus under construction on 9 October 2026, the date of the report: Buildings 1 and 2 are not yet at final occupancy and the shell and core of Buildings 3 to 5 are up.
