Summary

Hillwood Investment Properties and PowerHouse Data Centers, a division of American Real Estate Partners, plan a 24-building data center campus on about 795 acres in Joliet, Illinois. The developers put the investment at USD 20 billion and describe a phased build of five to seven years with 7,000 to 10,000 construction jobs and power from ComEd. Joliet's city council approved the proposal in March 2026, with construction expected to start in late 2026 or early 2027. No tenant is named; Bisnow says the campus is aimed at potential hyperscale users.
