Microsoft Fairwater AI datacenter, Atlanta (Fayetteville)
The relationship to another recorded project is unresolved. This record is retained without adding to site or project totals.
Second site in Microsoft's Fairwater family of AI datacenters, in Fayetteville, Georgia, south of Atlanta. It began operating in October 2025 and was unveiled in November 2025 as part of what Microsoft calls an AI superfactory, linked to its Wisconsin Fairwater site by a dedicated AI network. Reports describe a two-storey, liquid-cooled facility of more than 1 million sq ft on 85 acres. The AJC linked it through city records to the QTS campus in Fayetteville, and Epoch AI reports that QTS built it with Microsoft as tenant; neither company has confirmed this. Epoch AI estimates about 636 MW of IT capacity across four buildings by mid-2026.

Likely the same physical site as any record for the QTS Fayetteville campus (unveiled by QTS in August 2022 as Project Excalibur, 615 acres, per the AJC); cross-link if such a record exists, keeping in mind that the QTS link is reported, not confirmed. Epoch AI also reports shells for two further buildings underway in May 2026 with an unknown tenant.
