New Hill Digital Campus

Summary

Maryland developer Natelli Investments proposed a 250 MW data center campus on about 189 acres of former farmland on Shearon Harris Road in the New Hill community of Wake County, North Carolina, next to Duke Energy's Shearon Harris nuclear plant. The project needed annexation into and rezoning by the Town of Apex and drew organized local opposition in 2025. In March 2026 Natelli withdrew its annexation and rezoning applications, saying it would consider next steps only if Apex amended its zoning rules to allow data centers, while town leaders weighed a one-year moratorium.

Recorded as cancelled because the developer withdrew its applications and the coverage describes the project as scrapped; Natelli said it could decide on a further course of action if Apex later adopts a zoning amendment allowing data centers.
